Locally, the Portland Metro housing market continues to balance steady buyer demand with a measured absorption rate The most recent RMLS Market Action report shows a few interesting shifts: inventory is sitting around 3.5 months, meaning at the current pace of sales, it would take about 3.5 months to sell all homes on the market if no new listings were added. Homes are taking a bit longer, about 62 days on average, to sell, and prices have remained steady, with the median hovering around $550,000 across the metro area.

So what does this mean for you?
For sellers, this is a steady, balanced market, buyers are more thoughtful, but strong listings are still moving and holding their value. It’s more important than ever to price strategically and present beautifully (and we can help with both!).

For buyers, there’s a bit more breathing room to make decisions and negotiate creatively, without feeling like you’re in a bidding war on every home. Slightly lower rates may also encourage renewed buyer activity this season, particularly among those who’ve been waiting on the sidelines for more favorable financing options.
